Cyprus is poised to make a significant entry into the golf sector, aiming to enhance its tourism offerings. Currently, three major developments are underway or in the planning stages in Limassol, totaling an investment of 1.3 billion euros.

These projects include the Limassol Greens by Lanitis Golf Public Co Ltd, expected to welcome its first players in the summer of 2025, the Eagle Pine Golf Resort by Aristo Developers, and the Limassol Hills Golf Resort. Brief has gathered information and photos of these planned developments, which are anticipated to significantly contribute to enhancing Cyprus's tourism product and increase employment.

For Limassol Greens, Marketing & Communication Manager George Georgiou informed Brief that the project, spanning 1.4 million square meters, includes an 18-hole golf course of international standards, a modern clubhouse, 500 villas, and 250 apartments. The resort will also feature commercial and recreational areas, restaurants, cafes, a wellness center, gym, outdoor yoga and meditation spaces, tennis and basketball courts, hiking and cycling trails, and playgrounds.

"It’s the first and only golf resort in Cyprus developed within a city, specifically in the rapidly developing area of Limassol, adjacent to the City of Dreams Casino and just 10 minutes away from the Limassol Marina," Georgiou added, noting the project began planning and implementation in 2020.

"The project is now a year away from completing its first major phase. Currently, construction of the two sold-out apartment buildings, Robin East and West, comprising 52 two and three-bedroom apartments, and the first 24 villas is underway. Construction of the golf course, clubhouse, roads, and infrastructures is progressing rapidly," he continued, emphasizing the total project cost will exceed 400 million euros, with 100 million allocated for infrastructure, the golf course, and the resort's commercial facilities.

Answering Brief's query, Mr. Georgiou said the golf course is expected to be completed in spring 2025 and ready to welcome its first players in summer 2025. The first residential units will be completed by the end of the year and will be ready to welcome their owners in early 2025.

To another question by Brief, Mr. Georgiou mentioned that total sales of the project have exceeded 75 million euros.

"Limassol Greens aims to be more than a golf resort. It intends to be a catalyst for positive change. Through the organization of international tournaments and events, it aims to promote sports and establish Cyprus as a top golf tourism destination while also promoting Limassol as a cosmopolitan holiday destination," he concluded.

Regarding Eagle Pine Golf Resort, designed on a 1.7 million square meter area surrounded by pine trees with unobstructed sea and mountain views, Aristo Developers' Deputy General Manager Lefteris Aristodimou told Brief that the project spans the community boundaries of Agios Amvrosios, Paramali, and Sotira.

"So far, we have proceeded with constructing a six-kilometer road connecting the project to the community of Paramali, and the process of dividing roads within the project has also advanced," he added, noting that earthworks for the first nine holes of the golf course are currently underway.

According to Mr. Aristodimou, the project consists of four parts: an 18-hole golf course to global standards, a modern boutique hotel with approximately 80 suites, a commercial center and sports facilities, and residential developments on 676 independent plots and five large unified residential developments with about 300 additional housing units (totaling approximately 1,000 units).

In addition to the ongoing development works, he continued, contacts with various investors for financing the project, estimated to reach a total construction cost of 500 million euros, are being conducted.

"During the construction of the project and after its completion, thousands of families will be employed, and the economic contribution of the project to the surrounding areas, and more broadly to the economy and tourist product of Cyprus, is estimated to be very significant."

Regarding the project's timeline, Mr. Aristodimou emphasized that it depends on the progress of construction works and securing necessary permits for completion.

As for Limassol Hills Golf Resort, which will be built between the communities of Vasa Kellakiou, Asgata, Sanida, and the Limassol Forest, Brief learns that the process for issuing the necessary building permits by the Limassol District Administration is in its final stage. Concurrently, consultations with Government Departments and Services that have requested additional information about the project are in progress. It is noted, however, that the necessary urban planning permits have already been secured.

According to information available on its website, the Limassol Hills Golf Resort is set to include a comprehensive range of facilities. This ambitious project encompasses an 18-hole golf course, a golf club with two restaurants, a boutique hotel with 30 luxury suites, a spa, a wellness center, and a tourist village featuring various shops. In addition, the resort will offer a unified residential development comprising 262 two- and three-bedroom units, along with 520 luxurious villas of various types.

Moreover, the project will feature a biological water treatment station and a photovoltaic park, along with the creation of public green spaces.

The implementation of this project, estimated at around 400 million euros, is expected to employ over 2,700 workers. Once open, it is projected to create jobs for more than 750 individuals.
