Best Western Zenon: Approval Granted for High-Rise Residential Development Near Finikoudes
Approval has been granted for the construction of a new high-rise residential building in central Larnaca.
The 'Best Western Zenon' has received the go-ahead from environmental authorities and will be located in the Skala area of Larnaca.
The project will be situated on Demosthenous Street, about 150 meters from Finikoudes beach and roughly one kilometer from the Alykes Larnaca (Larnaca Salt Lakes) Natura 2000 area.
This development will be in a densely populated area near Larnaca's historic center, surrounded by commercial activity including shops, leisure venues, and hotels.
11 Floors Reaching a Height of 42.4 Meters
According to the Environmental Department, the project involves constructing an 11-story residential building with a ground floor, reaching a total height of approximately 42.4 meters.
Specifically, the development will feature six floors of residential apartments, one floor for the building's mechanical infrastructure, one floor for wellness services, three floors of parking spaces, and a roof garden. The building will house 24 apartments along with commercial spaces.
Additionally, the project includes an underground space of 156 square meters, approximately six meters deep, designed to facilitate firefighting efforts.
The total area of the plot is 1,014 square meters, with the proposed development covering a net area of approximately 996 square meters.
The building will occupy approximately 787 square meters (78% coverage) and will have a buildable area of about 1,818 square meters. Currently, the site is being used as a car park.
