Cyprus Rental Market & Districts: The Priciest, The Cheapest, and The Most Competitive

Cyprus’s January 2025 rental market snapshot.

A recent analysis by Landbank Analytics reveals that the rental market for both apartments and houses in Cyprus experienced significant growth at the start of 2025, with Limassol standing out for having both the highest number of available properties and the most expensive rents in the country.

According to the data, there were 3,257 apartments and 1,227 houses available for rent across Cyprus in January. The average monthly rent for apartments nationwide was €1,803, while houses commanded an average of €3,249 per month.

"At present, there is a total of 3,257 apartments and 1,227 houses to let across Cyprus,” noted Landbank Group CEO Andreas Christoforides. “The average rent is strongly influenced by the notably higher prices in Limassol, which drive up nationwide figures.”

Market Outlook

The data suggest that Limassol remains the most competitive and expensive city for both apartments and houses, whereas Nicosia and Famagusta offer the most affordable rental options. Landbank Analytics advises prospective tenants and investors to continue monitoring trends closely, as supply and demand—particularly in the high-end markets—can significantly influence average rental costs.

Nicosia
