Landbank Analytics Platform has conducted an overview of the rental market in Cyprus, presenting the availability and asking rental prices for apartments and houses across each district for January 2025. The detailed analysis, based on data collected from property listing platforms, captures the average asking rental prices according to the number of bedrooms in apartments and houses.

Market monitoring on an ongoing basis is essential for a comprehensive understanding of trends, emphasizes the CEO of Landbank Group, Andreas Christophorides. “Currently, there are 3257 apartments and 1227 houses in the market available for rent. The average asking rental price for apartments across Cyprus is estimated at €1803 per month, while for houses, it stands at €3249 per month” Mr. Christophorides explains, “the average rental price across Cyprus is significantly influenced by the notably higher rental rates observed in Limassol.”

Nicosia

There are currently 917 rental apartments available in the Nicosia district, accounting for 28% of the total supply across Cyprus. The average monthly rent for an apartment is €1017, the second lowest among all districts, following the non-occupied Famagusta district. The majority of available apartments are two-bedroom units (416) with an average rent of €996, followed by three-bedroom apartments (271) at an average of €1319, and one-bedroom apartments (195) with an average monthly rent of €674.

A total of 190 houses are available for rent in the Nicosia district, accounting for 15% of all houses available to rent across Cyprus. The average monthly rent stands at €1900, the second lowest among all districts, with only the non-occupied Famagusta district recording lower rates. Most available houses are three-bedroom units (86) with an average monthly rent of €1335, followed by four-bedroom houses (69) with an average rent of €2094.

Limassol

Limassol district accounts for the largest share of apartments available for rent in Cyprus, as well as the highest rental. The 1473 apartments available for rent make up 45% of the nationwide supply, with an average monthly rent of €2742. The majority of listings are two-bedroom apartments (701) with an average monthly rent of €2460, followed by three-bedroom units (444) averaging €3225, and one-bedroom apartments (221) with an average rent of €1599 per month.

A similar trend is observed in rental houses, as Limassol also leads with 546 available units, accounting for 44% of the total supply across Cyprus, while recording the highest average monthly rent at €4492. The majority of rental houses are three- bedroom units (248) with an average monthly rent of €2773, followed by four- bedroom houses with an average rent of €5000. Two-bedroom houses (63) show similar availability, with an average rent of €1714 per month, while five-bedroom properties have a significantly higher average monthly rent of €8936.

Larnaca

Larnaca ranks third in the row of available rental apartments across Cyprus, following Limassol and Nicosia, with 536 apartments representing 17% of the nationwide supply. The average monthly rent is estimated at €1120, making it the third highest following Limassol and Paphos. The vast majority of rental apartments are two-bedroom units (354) with an average monthly rent of €1114. One-bedroom and three-bedroom apartments are equally available, with 84 units each, averaging €814 and €1484 per month, respectively.

In January, Larnaca ranked second in house rental availability across Cyprus, following Limassol. A total of 219 houses are available for rent, representing 18% of the nationwide supply, with an average asking monthly rent of €2340. The majority of rental houses are three-bedroom units (97) with an average rent of €1977 per month. There are also 52 four-bedroom houses available with an average monthly rent of €2393 and two-bedroom houses, which have an average monthly rent of €1211.

Paphos

The Paphos district has 289 apartments available for rent, representing 9% of the total rental supply across Cyprus, with an average monthly rent of €1193. The highest availability is in two-bedroom apartments (154) with an average rent of €1228 per month. One-bedroom apartments have an average monthly rent of €847, while three-bedroom units are priced at an average of €1636 per month.

There are 204 houses available for rent in Paphos, with an average asking price of €2692 per month, the second highest in Cyprus after Limassol. Nearly half of the available rental houses (96) are three-bedroom units, with an average monthly rent of €2269. Four-bedroom houses have an average rent of €3131 per month, while two- bedroom houses are priced at an average of €1224 per month.

Famagusta

In the non-occupied area of Famagusta district, 42 apartments are available for rent, with an average monthly price of €745. The majority are two-bedroom apartments (30 units) with an average rent of €733. One-bedroom apartments have an average rent of €630 per month, while three-bedroom units are priced at an average of €980 per month.

The average asking rent for a house is €1624 per month. A total of 68 houses are available for rent, including 42 three-bedroom units, 15 two-bedroom houses, nine four-bedroom properties, and two five-bedroom houses.
