What challenges do you see renters facing today in Cyprus, and how is EX3 addressing them?

The rental market in Cyprus today is highly fragmented and lacks structure. Many properties don’t follow consistent standards regarding quality, pricing, or support. Prices are often set arbitrarily, based on the owner’s perception of the market rather than a benchmark. This creates disparities in what renters find and what they can expect for what they pay. On top of that, support is minimal. If something breaks, say the A/C or a plumbing issue arises, it often depends on how willing and available the landlord is to fix it.  This is not a sustainable way to live. 

This becomes even more difficult for professionals relocating from abroad, who are unfamiliar with the system but also want long-term comfort, reliability, and integration into the new community. With the BTR model, EX3 is introducing a new way of renting long-term accommodations. Our model prioritizes consistency, transparency, and quality. All our properties follow high construction and maintenance standards with fixed, clearly communicated pricing and dedicated on-site support teams.

How important is transparency in today’s rental market, and what practices should the industry adopt?

Transparency is one of the biggest missing pieces in this sector in Cyprus, and one of the most important elements for anyone seeking long-term housing. Tenants deserve to know exactly what they are agreeing to, what services they will receive, who to turn to when something goes wrong, and, of course, have added value to what they are paying for. 

Our approach is different. We built an entire model around providing clarity at every step of the rental journey. From the beginning, tenants receive a well-defined contract that includes all terms, pricing, services, and responsibilities. There is no fine print. 

We also structure our pricing to remove volatility. It doesn’t change based on season or personal negotiation.
