Limassol’s Skyline Set to Change with €189M KEAN Site Mega Redevelopment

Five towers, commercial spaces, and public amenities planned for the 40,000 sq.m. site in a six-year project starting in 2026.

A major €189 million redevelopment is set to reshape the former KEAN Soft Drinks factory site in Limassol’s Agios Tychonas, aiming to turn the 40,000-square-meter area into a landmark mixed-use complex featuring five towers, retail space, and public amenities.

The project is currently under public consultation via the Environmental Department. Although it was initiated by KEAN Soft Drinks Ltd., both the property and company shares were acquired in early 2023 by real estate development company bbf: (build better future), following KEAN’s 74-year operation at the site.

According to the Environmental Impact Assessment, the new development will include:

  • Four residential towers (Buildings 1, 2, 4, and 5)

  • One office tower (Building 3)

  • Ground-floor commercial areas

  • Underground and semi-underground parking

  • Public green spaces and a community center

Three Phases

The development will feature five towers and a public community center. Buildings 1 and 2, located at the southeast and southwest corners of the site, will each comprise 19 residential floors with commercial space on the ground level, reaching heights of approximately 84–85 meters. Building 3, the sole office tower on the eastern edge, will rise to 17 floors and 71.15 meters. Building 4 in the northwest will include 13 residential floors (58.25 meters), while Building 5 in the northeast will have 9 residential floors (39.15 meters). A low-rise, 10-meter-high community center will serve as a social hub.

The project will be constructed in three phases over six years, beginning in January 2026:

  • Phase 1 (2026–2029): Construction of Residential Buildings 4 and 5

  • Phase 2 (until December 2029): Construction of Office Building 3

  • Phase 3 (until December 2031): Construction of Residential Buildings 1 and 2

The total built-up area will be approximately 58,461 square meters, with total land coverage around 16,910 square meters.

Prior to the start of construction, the existing KEAN factory will be demolished. A separate permit must be obtained specifically for this phase.

The plot includes three planning zones: commercial, tourist, and mixed residential.
