How Residential and Land Sales Shaped Nicosia's Real Estate Landscape in Q3
In total, 1,166 properties, valued at €164.9 million, were sold in Nicosia during the third quarter. These sales spanned the four primary categories of real estate: houses, apartments, plots, and fields. Notably, residential sales accounted for €119 million, while land sales totaled €46 million.
According to a report titled "Nicosia's Property Sales: €119 million in Residential and €46 million in Land" by Ask Wire, an analysis of the data from this period revealed that in the city and district of Nicosia, there were 492 apartment sales worth €81.6 million, 160 house sales valued at €37.2 million, 312 field sales totaling €14.1 million, and 202 plot sales amounting to €32 million.
Nicosia province leads Cyprus in apartment sales, garnering 28.6% of the total sales volume, as per Ask Wire's findings.
The report further highlights a significant buyer interest in apartments priced between €100,000 and €200,000, which accounted for nearly six out of ten apartment sales. Additionally, two apartments in the capital were sold for over €1 million each.
Regarding house sales in the Nicosia district, Ask Wire notes that half of these sales (81 out of 160) ranged between €100,000 and €300,000, with two houses exceeding €1 million in value.
The housing market in the Nicosia province represented 19.4% of the total sales volume and 15% of the value nationwide in the third quarter of 2023.
In terms of low-value fields, Nicosia amassed 25.2% of the volume and 10.7% of the sales value nationwide.
Eight out of ten fields sold in the Nicosia district during this period were priced up to €50,000, with the majority (193 fields) being sold for less than €25,000. Additionally, more than half of these sales corresponded to fields of up to 3,000 square meters.
Regarding plot sales, Ask Wire states that Nicosia province also leads nationwide in sales volume, with over one-third of the transactions in the third quarter. Six out of ten plots sold were priced between €50,000 and €200,000, with plots ranging from 400 to 600 square meters constituting the largest sales volume (39.1%).
Pavlos Loizou, CEO of Ask Wire, remarked that the total volume is significantly influenced by land sales (44% of the total), although the value of these transactions is just 28%. He also noted that the transaction value is particularly high for apartments (49%), where 60-65% of the population resides.
