One year after one of the most significant deals in Cyprus's private healthcare sector, HYGEIA Group is moving forward with its first major investment that reshapes the map of rehabilitation and inpatient services in Larnaca.

The Environmental Authority has given the green light to convert the Eden Medical Center in Tersefanou into a state-of-the-art private hospital with a capacity of 95 beds, paving the way for a project that further reinforces the footprint of the country’s largest private hospital group.

This milestone is particularly significant as it represents the first major expansion step since the acquisition of Eden Medical Center by Polyclinic HYGEIA, a deal announced in July 2025 that marked the Group's expansion into rehabilitation and long-term care. With the completion of that transaction, HYGEIA Group surpassed 270 total beds, consolidating its status as the leading private inpatient care provider in Cyprus.

From Rehabilitation Center to Integrated Private Hospital

The project does not involve constructing a new hospital facility from the ground up, but rather a complete transformation of Eden Medical Center’s existing footprint into a modern private hospital capable of serving up to 95 patients.

The investment, valued at approximately €1 million, will be completed within roughly eight months and entails extensive additions and alterations across the complex's two main buildings, located in the Tersefanou Municipal District of the Dromolaxia – Meneou Municipality, spanning an area of roughly 29,346 square meters.

According to the architectural plans accompanying the application, a new steel connecting bridge will be built between the two buildings, patient rooms will be completely redesigned, new sanitation and changing areas will be created, and new electromechanical systems along with a medical gas network will be installed. All spaces will be adapted to meet the strict regulatory specifications governing private hospital operations.

Crucially, construction work will be limited almost entirely to the interior of the existing buildings, avoiding extensive earthworks or new building footprints.

Specialized Medical Services and Healthcare Staffing

Upon completion of the upgrade, the facility will operate as a full-fledged private hospital encompassing more than five medical specialties, providing rehabilitation, physiotherapy, occupational therapy, speech therapy, inpatient care, and ongoing medical supervision.

To support its operation, the facility will be staffed by three doctors, 24 nurses, and 26 caregivers, in addition to dedicated administrative and support personnel.

Regulatory Reasoning of the Environmental Authority

The rationale of the Environmental Authority is noteworthy, as it concluded that the project does not require a full Environmental Impact Assessment (EIA).

This decision was grounded on the fact that the project involves upgrading an existing facility rather than embarking on a new, large-scale development. Additionally, the unit is located outside Natura 2000 protected areas, with the nearest protected site—the Larnaca Salt Lakes, situated over five kilometers away. The evaluation concluded that with the implementation of prescribed protective measures, environmental impacts will be minimal and fully manageable.

Stringent Construction and Operational Standards

The approval is attached to dozens of environmental conditions covering both the construction phase and the future operation of the unit.

Among other measures, strict requirements have been imposed for waste management, dust and noise suppression, the protection of patients remaining on-site during works, water conservation, building energy efficiency upgrades, as well as the installation of photovoltaic panels, high-efficiency energy equipment, and electric vehicle charging infrastructure.

Strategic Investment in a Consolidating Market

Beyond its construction aspect, this development highlights the clear strategy pursued by HYGEIA Group following its acquisition of Eden Medical Center. Rather than maintaining current operations, it is executing a comprehensive asset upgrade, creating a modern private hospital that expands available health services in Larnaca and reinforces its dominant position in the Cypriot private healthcare market.
