Mortgage Rates Rise in Cyprus as Business Loans and Deposits Dip

Central Bank data reveal housing loan increases and lower rates for corporate deposits in August 2025.

The average interest rate on household deposits in Cyprus remained unchanged in August 2025 compared with the previous month, while deposit rates for businesses fell. At the same time, housing loan rates increased, and business loan rates recorded a slight decline, according to data released on Wednesday by the Central Bank of Cyprus (CBC) on deposit and lending rates per credit institution for August 2025.

Housing loan interest rates

According to CBC data, the average interest rate for housing loans to euro area residents (new business – new contracts) with variable rates and an initial fixation period of up to one year rose to 4.01% in August 2025, up from 3.90% in July 2025.

Among Cypriot banks, the highest mortgage rate in August was recorded by the Bank of Cyprus at 4.64% (down from 4.96% in July). The lowest rate was offered by Alpha Bank Cyprus, at 2.27% (from 3.29% in July).

The second-highest mortgage rate was shared by the Housing Finance Corporation (HFC) and Hellenic Bank, both at 3.67% (from 3.81% and 3.20%, respectively, in July). Ancoria Bank followed with 3.63%, compared to 3.22% the previous month.

Loan rates for businesses

The average interest rate for new loans to businesses up to €1 million (variable rate and initial fixation period up to one year) slightly decreased to 4.44% in August 2025, compared with 4.46% in July.

The highest business loan rate was offered by Astrobank at 6.45% (up from 5.75%), while the lowest was provided by Hellenic Bank at 3.72% (down from 3.88%).

Banque SBA followed with 6.37% (from 6.56% in July), while Societe Generale recorded 5.13% (from 4.60%), Bank of Cyprus 4.91% (from 4.96%), and Alpha Bank 4.23% (from 3.44%).

Household deposit rates remain stable

The average interest rate on time deposits up to one year for households stayed unchanged at 1.08% in August 2025, the same level as in July. In comparison, the corresponding euro area rate was 1.71%, slightly down from 1.72%.

The highest household deposit rate was offered by the National Bank of Greece (Cyprus) at 1.47% (up from 1.35%), while the lowest remained with the Housing Finance Corporation at 0.75% (unchanged from July).

Other rates included Jordan Ahli Bank at 1.38%, Eurobank at 1.28%, Ancoria Bank at 1.25%, the Cyprus Development Bank at 1.09% (up from 0.93%), and Alpha Bank at 1.07% (slightly down from 1.09%).

Business deposit rates decline

Interest rates on time deposits up to one year from non-financial corporations declined by six basis points, with the average rate falling to 1.15% in August 2025, from 1.21% in July. In the euro area, the rate remained steady at 1.88%.

The highest rate for business deposits was offered by Alpha Bank at 1.41% (down from 1.53%), while the lowest was again by the Housing Finance Corporation at 0.21% (down from 0.42%).

The second-highest rate was shared by Hellenic Bank and Ancoria Bank, both at 1.30% (from 1.38% and 1.20%, respectively). They were followed by Astrobank at 1.11%, Eurobank at 1.08%, and both the Cyprus Development Bank and Bank of Cyprus at 1.01% (from 1.50% and 0.81%, respectively).
