The Highest Deal of €58 Million Involved Office Space in the Tsiflikoudia Area of Limassol.

Ask Wire, the property technology company that monitors real estate transactions, listing prices, and construction activity across Cyprus, has analysed and published the data for the most valuable property sales completed in July and August 2025, including the Top 10 transactions per district.

The top 100 property sales completed during the July–August period amounted to €201.4 million, keeping the market active and reaffirming the consistent interest in high-value deals.

In July, the 10 highest-value sales nationwide reached a combined total of €31.95 million, with the top transaction being the sale of a building in the Katholiki area of Limassol for €9 million.

Limassol accounted for four of the top 10 transactions, while Nicosia and the free Famagusta district each recorded two. Larnaca and Paphos each had one transaction among the top 10.

The top 50 transactions in July (10 per district) had a combined value of €72.8 million.

Limassol ranked first in high-value property sales, securing the top three positions and accounting for 34.4% of the total value of the 50 most expensive transactions. Nicosia followed with 23.1%, Paphos with 16.2%, the free Famagusta district with 15.6%, and Larnaca with 10.6%.

In absolute figures, Limassol’s top 10 sales amounted to €25 million, followed by €16.8 million in Nicosia, €11.8 million in Paphos, and €11.4 million in the free Famagusta district. Larnaca’s top 10 transactions totaled €7.75 million.

August

In August, the 10 most expensive property sales nationwide totaled €83.5 million, led by a €58 million transaction for office space in the Tsiflikoudia area of Limassol.

Among the 10 top transactions were five in Limassol, three in the free Famagusta district, and one each in Larnaca and Paphos.

Top 10 Property Sales – August 2025

The top 50 transactions in August (10 per district) amounted to €128.6 million.

The standout €58 million transaction—one of the year’s largest—propelled Limassol to the top once again, with its top 10 deals accounting for 61% of the month’s total value among the 50 highest transactions.

The surprise, however, came from the free Famagusta district, whose top 10 sales reached €17.3 million, equivalent to 13.5% of the month’s total. Larnaca followed with 12.5%, Paphos with 8.2%, and Nicosia with just 4.8%.

In absolute terms, Larnaca’s top 10 transactions amounted to €16 million, Paphos to €10.6 million, and Nicosia to €6.2 million.

Commenting on the Findings, Pavlos Loizou, CEO of Ask Wire, Stated:

“July stands out for a rare feature in our high-value property sales analysis: all five districts of free Cyprus are represented in the top 10 transactions. This in itself may suggest a broadening of demand for high-end properties across the island, something we are closely monitoring.

An equally important finding is the strong performance of the free Famagusta district, which outperformed Larnaca and came close to matching Paphos. This, of course, also reflects a notable drop in activity in both Larnaca and Paphos during July. In Larnaca, only three sales exceeded €1 million, while the remaining seven were below €510,000. In contrast, Famagusta recorded four sales over €1 million, with only one under €500,000.

In August, Limassol once again cemented its reputation as the dominant district for high-value real estate in Cyprus. The €58 million transaction not only confirmed its leadership but also significantly influenced the market. Meanwhile, Famagusta seems to have attracted more than just tourists this summer—it also drew buyers and investors in the high-end property segment, building on the momentum from July.

Nicosia, on the other hand, saw a sharp drop in buyer and investor interest in August. Another notable finding—especially relevant amid the public debate on housing—is the presence of three plots among the top 10 transactions, located in central areas of Larnaca (Skala) and Limassol (Katholiki). While it remains to be seen whether they will be developed into residential units, this trend highlights the often-discussed issue of underutilised urban land.”
