Ask Wire, the data analytics company combining real estate expertise with technology to monitor transactions, asking prices, and construction activity, has analysed and published data on the ten highest-value property sales concluded in September 2025, along with the total value of the top ten transactions per district.
The top transaction was for an apartment in the Ayios Antonios area of Limassol, sold for €5.1 million.
Limassol accounted for five of the top ten transactions, Paphos for three, while Famagusta and Larnaca recorded one each.
The 50 highest-value property sales (10 per district) in September reached a total value of €46.8 million.
Limassol, as the most active and dominant district in Cyprus’ high-end property market, accounted for 34.2% of the total value of the top 50 transactions. Paphos followed with 24.1%, while Free Famagusta, supported by one of the month’s top three transactions, surpassed both Nicosia and Larnaca.
In absolute terms, the total value of the top ten sales in Limassol reached €16 million, compared with €11.3 million in Paphos and €7.35 million in Free Famagusta. The respective figures for Nicosia and Larnaca were €6.15 million and €6 million.
Commenting on the data, Pavlos Loizou, CEO of Ask Wire, noted:
“In September, the high-end property market showed signs of moderation, with only 15 transactions exceeding €1 million — a trend reflected in the total value of the top 50 sales, which stood at €46.8 million. Residential properties dominated, with 22 house sales and six apartments among the top transactions. Land followed with 13 field sales and two plots.
However, office sales stood out, with two of the five office transactions recorded in September making it into the top ten. The total value of the five office sales reached €6.1 million — equal to the combined value of Nicosia’s top ten and higher than Larnaca’s entire top ten list. The fact that four of the five office transactions occurred in Limassol reinforces the city’s shift towards a new urban development model.”
