Ask Wire, a technology-driven company monitoring property transactions, asking prices, and construction activity, has analyzed and published data on the 10 most expensive property sales completed in January 2025 and the total value of the 10 highest-value transactions per district.

The 10 most expensive property sales nationwide totaled €12.1 million, with the highest-value transaction being a house in Mouttagiaka, Limassol, sold for €2.05 million.

Limassol dominated the Top 10 list with seven transactions totaling €8.8 million. Larnaca followed with two transactions worth €2.5 million, while Paphos completed the list with a single transaction valued at €810,000.

The 50 largest property transactions in January had a total value of €30.1 million.

  • 36.5% of this value corresponds to the top 10 transactions in Limassol.

  • Larnaca and Paphos each accounted for 19.5%, surpassing Nicosia, which followed with 16%.

  • The top 10 sales in Limassol amounted to €11 million, while both Paphos and Larnaca recorded €5.9 million each.

  • The top 10 transactions in Nicosia totaled €4.8 million, while the non-occupied Famagusta district accounted for €2.6 million (8.5% of the total value of the top 50 transactions in January).

Pavlos Loizou, CEO of Ask Wire, commented: "With the highest sale barely surpassing the €2 million mark, the high-value property market performed at relatively low levels in January 2025. Notably, compared to December 2024, the total value of the 50 most expensive transactions fell by nearly 67%.

Additionally, 27 of the top 50 sales involved houses, while an additional nine transactions concerned luxury apartments. This clearly indicates that residential properties were the driving force of the high-value real estate market in January. Among the districts, Nicosia recorded the fewest residential sales in its Top 10 list, comprising only two houses and two apartments. Conversely, Famagusta's Top 10 transactions exclusively involved residential properties, consisting of seven houses and three apartments."
