The 50 Largest Property Transactions Across Cyprus Reached a Total Value of €92.7 Million.

The highest-value sale took place in Nicosia, where an office building in Agioi Omologites was sold for €29.3 million.

Ask Wire, the technology-enabled company that monitors property transactions, asking prices, and construction activity, has processed and released data on the 10 most expensive property sales completed in March 2025, as well as the total value of the top 10 transactions per district.

The 10 highest-value sales nationwide amounted to €56.5 million. The most expensive transaction involved office space in Agioi Omologites, Nicosia, sold for €29.3 million. Larnaca recorded four of the top 10 sales, while Nicosia and Limassol each accounted for three transactions in the list.

The 50 most valuable property transactions completed in March had a combined value of €92.7 million. Almost half of this amount (49 percent) came from the top 10 sales in Nicosia, which totaled €45.5 million. Larnaca followed with €17.4 million, representing 18.8 percent of the national total, overtaking Limassol, which recorded €16.2 million or 17.5 percent. Paphos reported a notable drop, with its top 10 transactions totaling €7.1 million or 7.7 percent. Famagusta’s top sales amounted to €6.5 million, representing 7 percent of the total.

Pavlos Loizou, CEO of Ask Wire, commented that March presented an interesting landscape for the high-value property market. “Notably, Limassol was surpassed by both Nicosia and Larnaca in transaction value and featured just three properties in the month’s top 10 list. Nicosia’s figures were significantly boosted by the top transaction of the month, which alone represented 64.4 percent of the district’s total value in its top 10 sales. Larnaca continued to show strength in the high-end segment, while Paphos experienced a decline that brought it close to Famagusta in terms of transaction value.

The total value of the 50 most expensive property transactions in March 2025 increased by 43 percent compared to February 2025. Residential properties remained the driving force of the market, accounting for 27 out of the top 50 sales. The land market also showed increased activity, with 14 field transactions among the top 50, five of which made it into the top 10”.
