Cyprus Luxury Property Market Contracts in April

Engomi Plot Tops the List as Ask Wire Reports Sharp Drop in High-End Transactions

Ask Wire, the technology-enabled company that monitors property transactions, asking prices, and construction activity, has processed and published data on the 10 most expensive property sales completed in April 2025, along with the total value of the top 10 sales per district.

The 10 highest-value transactions nationwide totaled €18.4 million. The most expensive deal involved a plot in Engomi, Nicosia, sold for €3.3 million. Paphos led the top 10 list with four sales, followed by Limassol with three, Nicosia with two, and Larnaca with one transaction.

The 50 largest property transactions in April had a combined value of €43.8 million. Limassol narrowly led the market in high-value property sales, with its top 10 transactions accounting for 26 percent of the total. Paphos followed closely with 25.3 percent and Nicosia with 24.7 percent. A detailed breakdown shows that the top 10 sales in Limassol totaled €11.4 million, followed by Paphos with €11.1 million and Nicosia with €10.8 million. Larnaca recorded €6.3 million in top sales, or 14.4 percent, clearly ahead of Famagusta, which reached €4.2 million.

Pavlos Loizou, CEO of Ask Wire, noted that April can be described as a month of contraction for the high-end property market, with the value of the 50 most expensive transactions down by 52.8 percent compared to March 2025. Only 18 of these properties were sold for over €1 million.

"Surprisingly, Larnaca recorded a subdued performance despite having developed a strong track record in the high-end segment. Meanwhile, Limassol appears to be operating at levels that are uncharacteristically moderate by its own standards, as two properties were sold for under €1 million, while the remaining eight were clustered below €1.8 million. Another notable trend is the presence of six field transactions among April’s top 10 sales”. 

In the breakdown of the 50 highest-value transactions, Ask Wire identified 22 houses, 13 fields, seven plots, six apartments, one apartment building, and one commercial property.
